Ifold Estates Limited was set up by the residents of Ifold to formalise the management of the roads and verges, and was incorporated on the 18th December 1973.
The company’s principal activity is the management and maintenance of the access routes, verges and drainage channels (that run over verges and road) of the hamlet of Ifold in West Sussex, which comprise: The Drive, Chalk Road, The Ride, Hogwood Road, The Lane & Ifold Bridge Lane up to the River Lox (WSX285419), The Close (WSX287075) and Wildacre Close (WSX215834).
Ifold Estates undertakes to:
- hold the freehold of the private roads, verges and footpaths in Ifold for the benefit of residents; and
- maintain, repair the roads and verges and improve the amenities for the residents.
As a landowner the company is responsible for many of the drainage channels, over the verges and roads. However the Company is not responsible for any of the utilities. Ifold Estates Ltd. expects the routine upkeep of verges to be undertaken by residents in the first instance. They ask that residents ensure that the road is not obstructed by vehicles and that residents refrain from parking on the verges to avoid damage.
Residents pay an annual estate maintenance charge that funds the regular maintenance, i.e. autumn cleanup, periodic road resurfacing and administration overheads. The annual road charge runs from 1st January to 31st December each year, regardless of when the invoice is issued. The road invoice charge for 2025 is £300 per property payable by the property owner.
Ifold Estates Ltd is managed by a team of volunteer Directors who form the ‘Council of Management’ and are assisted by a part-time self-employed Administrator. The Council of Management seeks to represent the residents’ views on estate management while obtaining the best value for money and maintaining its statutory obligations.
